I founded Cottage & Castle after more than a decade on the selling side of real estate. Over that time, I repeatedly saw capable, successful buyers placed at a disadvantage and expected to make high-stakes decisions without clear intelligence, disciplined analysis, or a considered negotiation strategy.

The outcome was often unnecessary: overpayment, misaligned purchases, or accepting conduct that should never form part of a serious transaction.

I’m a licensed estate agent with an economics background from Berlin School of Economics. My work is deliberate and exacting. I operate discreetly, respond promptly, and remain accountable from first advice through to final terms.

The objective is simple: clear decisions & controlled risk at a price that stands up over time and enabling Homebuyers and Investors to get on with their lives.

How I work, and whether this is right for you

This section sets out the principles that guide my advice, how decisions are made, and the level of involvement you can expect.

It is intended to provide clarity before any conversation takes place.

Some clients prioritise speed, reassurance or speculative buying. Others value structure, independence, and discipline when the stakes are high. My work is designed for the latter.

If the approach resonates, a brief discussion is usually sufficient to determine fit. If it does not, that understanding is equally valuable.

Why would someone like me need a buyer’s advocate?

You are not lacking intelligence or access. You are operating within a system designed to favour the seller.

Most clients engage me not because they cannot buy, but because they do not want to rely on assumption or instinct when the stakes are high.

My role is not to replace your judgement. It is to reinforce it with independent intelligence, disciplined negotiation, and protection from avoidable risk.

Acting on one’s own behalf introduces bias that is difficult to see and harder to correct, even for experienced decision-makers.

What should I expect from working with you?

Personal involvement, disciplined analysis, and clear accountability from first advice through to final terms.

How involved do I need to be?

As involved as you choose - never more than necessary.

I manage the search, analysis, and negotiation mechanics. You retain control of direction and final decisions, supported by clear, structured advice.

What happens if we decide not to buy?

Then we don't buy and you won't pay a purchase fee.
