I hope you had a great long weekend - again. 

 

I don’t know about you, but for once, I’m looking forward to the election being over more than anything. If not for a break in the news recycle, then at least for a little certainty.

 

It’s tempting to obsess over what the News says this weekend.

 

But - what if - the most important thing right now isn’t the market?

 

What if it’s your peace?

Your next chapter in life?

Your long-term story?

 

The main message in every single intro-call with potential clients?

 

- Take the lead or be lead by the market. 

- Strike with confidence.

- The market is the background, YOU ARE THE MAIN STORY.

What's happening with the market? 


I'm glad you asked - sadly, the second week in a row with not much to report on :)

 

Too many moving parts. Too many question marks. Too little action.

 

That said, buyer activity has picked up compared to this time last year - more attendees at inspections, more would-be sellers starting conversations. I’m not one for reading crystal balls, but the ducks might just be getting in line to ramp up.

 

It’s common for buyers to spend a few months passively inspecting homes just to “see what $X can buy.” But we all know what happens when we window shop a lot ;).

 

If sellers have been holding back due to a lack of confidence, this shift might just break the chicken-and-egg cycle.

 

Be smart - don't wait for the social proof to arrive. The best time to buy is when you are ready!

What looks like 'just another little cottage' in Richmond is actually one of those extensions which get picked up by the Design Files, Houses Magazine, Inside Out Magazine, Dezeen, The Local Project, Architecture AU...a video review of the home is coming to Instagram later this week.

Now, ask to define the antonym of understatement...welcome to 67 Drummond Street. Liberace's Mansion would fade in comparison...this is truly one of one. 

 







106 Rae Street, Fitzroy North, Vic 3068 - For Sale $1,980,000

 

Talk about understated - stunning renovation on this little gem by the owners and only lived in for a few weeks, bathrooms in the right spots, attention to detail...considering you would probably have to spend 1.5-1.75 for the blank canvas - good value and nice to look at. (Not perfect...but still a cracker.)
